APPLICANT SCREENING

All Occupants 18 or over are required to complete an approved application.   All applications are required to be complete, accurate and verifiable.  Lease term is 12 months, reduced term leases are not available unless specifically advertised as such. 


Income verification requires income of 3x monthly rent.  Bankruptcy and/or debts over 60 days past due will result in application denial.  Additional approved occupants will require an additional monthly charge.  An occupant is a person who has an overnight stay.  Applicants with 2-3 times income to rent can be approved with payment of deposit 1st and last month rent before move in.  Less than 2 time income to rent, application will be denied.


Background check will include criminal history, felonies, property damage, drug related convictions within 5 years will result in application denial.  Conviction includes guilty, alford, no contest final ajudications. 


Eviction history will include within the last 7 years will be conditionally approved with lease modification: eviction greater than 3 years required to pay last month rent before move in, eviction less than 3 years require last 2 month rent before tenant moves in. 


Rental history will be verified, creating or permitting nuisance, hazard or damage to property or tenants, holding a current balance, missed or late rent payments, unauthorized occupants, failure to cooperate with landlord or agents will result in application denial. 


False or missing information on application found after lease executed will result in lease termination and immediate requirement to vacate premises.
